Assess your home for different negatives that people will remember. Write down those negatives that you find, what your Realtor points out, and even enlist a friend that can give honest opinions.

The more negative aspects of your home that you can remove the more people will concentrate on the positive attributes of your home. This will only add to the likelihood of making an offer.

Buyers often don’t like the Idea of having to remodel immediately after their closing. For each person that likes to remodel I would say there are five that would rather move in and do nothing. You’d think with the popularity of the fix-up shows on TV more people would be doing the work, but it is only a small portion of the public that really does a lot of work to their property.

A client of mine recently removed dark paneling from his entryway and even before painting the area He and his wife called to tell me how much brighter and more spacious the area is. The cost of the change was around $25 the cost of the paint to cover the area, and it may make the difference between selling or not.

Going back to Wally he eventually replaced the sink and the carpet and shortly after he received a favorable offer.
